That's why we will make it as simple and as pleasant as possible for you. We will help you market your property by identifying those Buyers that are ready, willing and able to purchase your property and will follow-up with those Buyers from the initial contact until the property is actually sold.
We will enter your offerings onto our international websites, so other Brokers and potential buyers browsing the Internet will be aware that your property is being offered for sale. Our USA websites have consistently been one of the first websites to come up on specific Internet searches and we are now receiving well over 2,000,00,000 "quality" hits per month on our "International" websites at:
We will advertise your property in several USA and international Real Estate Databases.
We will screen and qualify all prospective buyers.
We will follow up on all inquiries from potential buyers and from other brokers and give you feedback on things you should know.
We will be in contact with you regularly to keep you informed about the specific activity on your property.
We will assist the buyer of your property with obtaining financing, if necessary. We will keep in touch with the lenders to assure all documents are in place and documentation deadlines are being met by the buyers.
We will handle many details involved in the sale of your properties for you from our initial advertising, identifying potential buyers, presenting the offering material on the property, qualifying the buyers, setting up site visits, to obtaining the written offer for you. Our agreements with owners and developers vary from country to country and from developer to developer.
We understand that we usually do not physically "show" these properties to prospective purchasers, but rather we earn our referral fee by assisting in marketing the property and by referring "qualified" Buyers to the Owners or Developers who actually make the final presentation to the Buyers.
For an agreed upon Referral Fee, we will provide exclusive or non-exclusive listing services listed previously in this correspondence to identify both potential buyers and Real Estate Agents who have clients that are potential buyers for you. When dealing with other real estate agents, we will split our commission with them on a 50/50 basis or in order that they may be paid for their services with no extra costs to you. The willingness to co-brokerage your listings usually results in much broader interest from the international real estate community and allows us to coordinate the activities of other real estate agents and to screen their potential buyers for you as well.
